I often hear people talk about buying or selling their house on their own without the help of a Realtor®. And you can do it. There’s lots of information on the Internet for finding homes or to see what houses are selling for in your area that’s sometimes pretty accurate. But here are five reasons you should use a professional.
- They have access to more information
An agent has access to the Multiple Listing Service as well as other sources of information to find even more houses than you can find on your own, including homes that don’t even show up on MLS. They will also have expertise in your search area and will know way more about a particular neighborhood or area that might interest you. They will prepare a Comprehensive Market Analysis that will give you a much better understanding of the housing prices in your search area and help you avoid paying too much for a house or not selling your house for the best price.
- They can prepare the documents crucial to your deal.
When you buy or sell a house, there are dozens of forms, reports, disclosures, and technical documents. Preparing these documents correctly can avoid delays or even costly mistakes. Your real estate agent will prepare your purchase agreement to allow time for inspections and contingencies and protect your interests.
- You’ll get a professional negotiator
Once you find a home or start the process of selling your house, you’ll enter into some fairly treacherous territory. You’ll want a professional to help you get the best deal. Competition is tough. You could be up against cash buyers or find yourself in a bidding war. It’s wise to have someone with experience on your side. Your Realtor® works under a Code of Ethics designed to help and protect you.
- You’ll have a network of people who can help you
Most real estate agents have a whole network of people you can call on such as mortgage bankers and brokers, home inspectors, real estate attorneys, interior designers and home stagers. You pick whom you’ll work with but it’s nice to have some place to start.
- They will do even more for you than you might think
Your agent will spend their own money to market your property and take the time to do some open houses. A good agent will be present at your home inspection to give you a quick heads up on possible problems like termites or repairs needed. You might also need a little extra support while planning one of the biggest financial decisions most of us will make. An agent can give you that emotional support as well, calling on their experience to answer your questions and put your mind to rest while helping you make a sound decision.
